Building from the Ground Up in the Southern Highlands

When the client approached EPE with architectural drawings for his Wingello property, there were no lighting plans, no power to the site, and ambitious goals for a cost-efficient build designed for resale. What followed was an 18-month journey navigating council delays, coordinating multiple trades across remote locations, and designing every electrical element from scratch.
This wasn't just about installing cables and switches. We created the complete electrical vision for two separate structures, traveled four hours return from Sydney regularly, and adapted when exterior lighting was added post-completion to finished, clad walls.
Design Consultation
Created full lighting and power layouts from architectural plans with no existing electrical design.

Remote Build with Complex Coordination Challenges
New builds in remote locations bring their own complexities. Council delays, limited local trades, no existing services, and budget-conscious clients all shaped how we approached this project. Add 18 months of coordination across two structures, and the need for flexibility became paramount.
Council & Infrastructure Delays
Six-month council approval delays due to understaffed DA department. No existing power to property required complete mains installation.
Budget-Driven Design Changes
Building to sell meant every decision balanced quality against cost. Design evolved throughout construction as clients refined their vision, removing non-essential elements to maximise profit.
Post-Completion Additions
Exterior and garden lighting added after main construction completed. Retrofitting through finished external cladding, sheeted ceilings + gyprocked and painted walls required wiring ingenuity.
Completed outdoor entertainment area with custom, dimmable lighting.

Design & Consultation
Created complete reflected ceiling plans and power layouts from architectural drawings with no existing electrical design. Consulted on intercom systems, lighting specifications, and infrastructure requirements for two separate structures.

Foundations & Slab Works
Coordinated trenching for incoming mains to property with no existing electrical service. Installed conduits for garden lighting, irrigation and pump power, and communication/power runs between main house and granny flat. Worked around polished concrete specifications throughout property
Mid 2023
Rough-In
Installed all cabling throughout both structures. Coordinated with hydronic heating contractors for underfloor heating power requirements. Established infrastructure for heavy electrical loads including 3-phase requirements, multiple hot water systems, and dual dwelling demands.

Early 2024
Fit-Off
Installed all client-supplied fixtures from Beacon Lighting across both structures. Made power allowances for kitchen appliances (dual oven/cooktop combinations), solar installation, and hydronic heating systems. Adjusted for minor design changes as fit-off progressed.
August 2025
Testing & Handover
Comprehensive circuit testing and compliance documentation delivered. When clients decided to add exterior and garden lighting post-completion, returned to retrofit through finished cladding and painted surfaces without damage.

Foundation Reset
Disconnected entire switchboard and established temporary power for builders. Created clean slate for comprehensive rewire.

February 2025
Design & Consultation
Walked through property with clients and builder. Created complete lighting and power layouts room-by-room. Four downlights per bedroom, strategic power placement, three-way switching, appliance circuits.

March - April 2025
Rough-In
Installed all cabling through wall frames and ceiling cavities. Documented every bracket and cable run through detailed photos for fit-off phase.

May - June 2025
Fit-Off
Marked locations on finished surfaces, cut openings, fished cables, installed switches, power points, downlights, and external lighting. Adapted to late-stage induction cooktop addition.

Testing & Handover
Comprehensive testing of all circuits, safety switches, and compliance documentation. Weekly check-ins ensured no surprises at completion.
Committed to Remote Projects
The EPE team traveled two hours each way from Sydney throughout this 18-month project. Some weeks involved four consecutive 12-13 hour days on-site, occasionally staying overnight in the Southern Highlands. Long-distance projects demand extra commitment, but interesting builds are worth the journey.

Coordinated complete mains installation to property with no existing electrical service. Designed and installed conduit infrastructure between two separate structures for power and communications, plus garden lighting and irrigation systems throughout the property.
Heavy Load Management
Engineered electrical system to handle substantial demands: hydronic underfloor heating throughout, multiple 3-phase 32-amp hot water systems, dual laundries, irrigation pumps & power for two separate dwellings. Balanced high capacity requirements with budget constraints.
Multi-Trade Coordination
Collaborated with hydronic heating contractors, solar installers, plumbers for septic systems, and landscapers. Adapted to information changes from other trades, including reworking feeds when hydronic specifications shifted during construction.
Retrofit Expertise
Completed exterior lighting additions after cladding, ceiling sheeting, and internal painting finished. Threaded new circuits through completed walls, down cavities, and through top plates without visible damage. Reworked switch circuits to accommodate new lighting locations.

We didn't have any lighting plans when we started, and they basically designed the whole electrical layout with us. The project dragged on with council delays and we had to make changes along the way to keep costs down, but they were flexible and never made it feel like a hassle. Even when we decided to add external lighting after everything was finished, they came back and got it sorted without damaging any of the cladding or paintwork.
