Manly homes: older walk-ups and cottages in the salt air
A lot of Manly lives in walk-up apartment blocks built between the 1930s and the 1970s. Many still have a meter panel in the stairwell and a unit board with rewireable fuses or a single safety switch. Upgrading a unit board usually starts with a word to the strata manager, since the meters and the cable feeding them are often common property. Lighting for stairwells and car spaces is the other regular request in these blocks.
Away from the units, Manly houses are mostly older cottages and semis on narrow lots, several of them in heritage conservation areas. Renovating them tends to expose old rubber or cotton-sheathed cable once the plaster comes off. Salt air off the ocean and the harbour is hard on anything outside, so near the water we suggest marine-grade or stainless fittings and weatherproof covers on outdoor power points.
Typical jobs
Typical Jobs in Manly
What the work usually involves, how long it takes and what you are left with when we pack up.
Switchboard upgrade
Plenty of Manly unit boards still run rewireable fuses; we swap them for breakers and RCDs and sort access to the meter panel with your strata manager.
The board we usually replace is an older one with ceramic fuses, or with only one or two safety switches (RCDs). It comes out and a new board goes in with circuit breakers and RCD protection on the circuits. We size it with spare room for later additions like air conditioning or an EV charger. Expect the power to be off for most of the job.
- Usual time on site
- 4 to 6 hours
- You end up with
- A labelled switchboard with tested RCD protection and a Certificate of Compliance for Electrical Work (CCEW)
Lighting upgrade
Stairwell and car space lighting in older Manly blocks, and outdoor fittings picked to survive the salt.
Plenty of lighting jobs start with old halogen downlights coming out in favour of LED. Others add lights to a renovated room or light a path and garden for the evenings. We agree the layout and the switching with you first, so the lights land where you need them. Then we fit them and set up dimmers in the rooms where you want softer light.
- Usual time on site
- 1 to 3 hours
- You end up with
- Working lights on the switching you asked for, with a CCEW for the installation work
Build or renovation wiring
Cottage and semi renovations, with the old cable replaced while the ceilings are down.
We start from your plans and draw the lighting and power layout room by room. Cable goes in at rough-in while the frame is open, with each run photographed, and fit-off happens once the surfaces are finished. We work to the builder’s program and size the switchboard for what you plan to add later, so a late change rarely means opening walls.
- You end up with
- Every circuit and safety switch tested, with a CCEW at handover

“I can highly recommend End Point Electrical. They have provided exemplary service to me, undertaking electrical and network wiring work at both my previous townhouse and my current apartment. “Andrew and Jake have been amazing and professional to work with. They've fixed power points and replaced light fittings at my place. I've since recommended them to both my parents and grandparents where a fuse box upgrade has been completed for my fathers place and an oven install along with lighting and ceiling fans for my grandmother. Both have had nothing but positive things to say. Would highly recommend!”

“I recently completed a major renovation on my home where we essentially rebuilt it stage by stage, eventually tripling the size of the house. Endpoint Electrical wired the entire project and were fantastic to work with from start to finish. Our build was a little unconventional compared to a standard new build, as we were living in the house the whole time. This meant the electrical work had to constantly adapt — thinking about both the present and the future, with some areas not even built yet while others were scheduled to be removed later on. Despite the challenges, the team handled everything professionally and thoughtfully. They are exceptional at what they do, very easy to communicate with, can think out of the box and all round a top blokes. I use them when ever I can and recommend to all.”

“Andy, Jake and their team were fantastic. Great communication, showed up when they said they would and with all materials there. They adapted smoothly to my atypical problems and their attention to detail was outstanding. Their work is so neat and tidy I asked them to back to tidy up a previous electrician's messy cabling. I've recommended End Point to multiple friends already and will keep coming back.”

Manly Electrician FAQs
Do I need strata approval to upgrade the switchboard in my Manly unit?
Check with your strata or building manager first. The board inside your unit is normally yours to change, but the meters and the cable feeding them are often common property, and someone may need to open the meter room. We can explain to the strata manager what the job involves before it is booked, which keeps the day on track.
Why do outdoor lights near the water in Manly fail so often?
Salt in the air corrodes standard fittings and their terminals, particularly on balconies facing the ocean or the harbour. Once water gets in, the safety switch trips. For exposed spots we suggest marine-grade or 316 stainless fittings with a suitable IP rating, and we check the seals on outdoor power points while we are on site.
My Manly cottage still has its original wiring. Does it all need replacing during the renovation?
Not always. With the ceilings down we can see what cable is in there and what shape it is in. Old rubber or cotton-sheathed cable is worth replacing while the house is open, because chasing it out of finished walls later is a much bigger job. Sound modern cable can often stay, and we tell you which circuits need work after testing.
